All Rentals within Port Antigua are subject to limitations and approval processes that are defined in the H O A’s governing documents and described in the leasing application instructions that are available either through the link that follows on this page or via access from the Community Info / Sales & Leasing option on the management company’s web site.

The following are some important items for all landlords of Port Antigua properties to be aware of:
- As stated in Section 7.3 of the Declaration of Covenants, Conditions and Restrictions, there is no leasing during the first 12 months of ownership.
- Section 7.4.2 of the Declaration of Covenants, Conditions and Restrictions provides the “Good Causes” for application disapproval. The causes include a minimum credit score long established as 670.
- All initial rentals for a new tenant will go through a 3-step approval process that may take up to 30 days from the on-line submission of the complete information. The lease must include a statement of compliance with the governing documents and specific start and end dates. Please note that the need to submit an application applies to all subsequent NEW renters thereafter as well.
- Renewal leases will not require a complete application but will require a renewal lease submission for approval review. That lease, like the original lease, must have the same statement of compliance and specific start and end dates.
- Both the initial lease and the renewal lease MUST be submitted to the Board PRIOR to the start date. Either lease type will be denied if the renter and/or owner has any outstanding violations and/or is in arrears in payments of maintenance fees and/or fines, In addition, a renewal will be denied if the renter has a history of reported complaints.
- Owners who do not comply with these requirements will be subject to violations and fines … and renters may be subject to eviction!
- Renter(s) must be provided with access to the Port Antigua Rules and Regulations document, since your renters will be expected to follow all rules and procedures contained in it … and that you, the owner, will ultimately be responsible for any violations of those rules by your tenants.
- Owners should be aware that the City of Margate has implemented a Residential Unit Rental Property Registration Program to comply with the City’s Residential Rental Property Registration ordinance. The City requires that all owners of rental properties register online and pay a registration fee. Note that the City’s program contains deadlines and fines for not registering.
