The Port Antigua Homeowners Association (H O A) is one of the 8 H O A’s in the Coral Bay Community Development District (also referred to as the District or the C D D). The Port Antigua H O A consists of 147 individual parcels with a home on each.
The H O A is overseen by a 5-member Board of Directors, that are owner-residents, and are elected / reappointed annually at a special annual meeting of the H O A members. The Board is supported by a professional H O A management company that provides day-to-day management of the H O A. The H O A Board normally meets on the First Tuesday of each month at 7:00 PM.
It is important to understand the scope of responsibilities of the H O A, and its relationship to the C D D. The limits of an H O A’s responsibilities are essentially set by the way the developer (builder) establishes the property ownership, and therefore maintenance responsibility, within the community. Some developers of some large communities place ownership of the common areas (pools, parks, roads, etc.) with each H O A; others place that ownership with some kind of “master” or overall association.
In the case of Coral Bay, the developer placed the ownership and responsibility of all common areas with the C D D, and placed ownership of each parcel of land, and the home on it, with the respective homeowner. Therefore, none of the H O As within Coral Bay, including Port Antigua, own any common property, and therefore all maintenance, and any issues dealing with common areas such as the roads, on-street parking, the gates, the parks, the pools, the lake, and canals, are outside of the scope of the Port Antigua H O A’s responsibility, and should be addressed to the C D D and its management company. This means that the primary responsibility of the H O A Board, with support from the H O A management company, is to enforce the H O A’s governing documents, and thus maintain a quality living environment that protects the property values of all owners. Those governing documents address the aesthetic and architectural appearance of our community, as well as the responsibilities of the Board.
Please note that all exterior changes to your property require the approval of the Board, even if you are replacing something exactly as it was (including paint colors). You MUST obtain and submit an appropriate A R C change request form, with appropriate attachments, and receive approval BEFORE making the change. Failure to do so will result in violations, fines, and, depending on the problem, the work may be subject to removal / reversal at the owner’s expense!
